Overall amazing stay. Staff, location, hotel, and food were outstanding. The selections from the buffet for breakfast launch and tea are excellent, especially with me being a vegetarian. The salad choices are amazing. The staff are welcoming, pleasant, and efficient. The chap who works in the gyros store is a credit to the hotel. He was great and went over and beyond for us. The swimming pool and lounging area is clean and pleasant, there's two pools, one which is a little quieter if you want to zone out. The room was spacious, and the fridge was filled with a selection of soft drinks on arrival and a fresh bottle of water each day. The rooms were cleaned to a high standard daily.

Over all what an amazing stay, and we would love to come back one day. We came very much needing a rest and to recharge, and that is exactly what we got.

I genuinely struggle to understand how this hotel maintains a 5-star rating. In reality, it is a very tired and outdated property that, at best, offers a 3-star experience with below-standard accommodation, food, drinks and facilities.

From the moment we arrived, it was obvious that the hotel is in serious need of investment and refurbishment. The décor throughout is dated, many areas are poorly maintained, and several members of staff appeared miserable and uninterested in helping guests.

We booked the Ultra All-Inclusive package, but quickly discovered that "ultra" doesn't mean everything is included. Many of the better cocktails incur an additional charge, and despite local equivalents being visibly stocked behind the bar, staff refused to make the premium cocktails using those alternatives. Service at the main bar was often unfriendly and unhelpful, with cocktails restricted to a limited menu.

Our Junior Suite was spacious, but that's where the positives ended. The furniture was shabby and worn, the carpet was faded, stained and poorly fitted, and the fridge was simply sitting on the floor. Before unpacking, I checked the bed after reading previous reviews mentioning cleanliness issues, only to find numerous hairs on the bottom sheet. Looking at photographs posted by other reviewers, our room was far from an isolated case.

The pool area was equally disappointing. Many sunbeds were broken, old and uncomfortable. The attendant responsible for the area was consistently rude and appeared inconvenienced by guests' presence. There was no waiter service and tables were rarely cleared.

The beach area was no better. The sunshades and windbreaks were rusty and appeared potentially unsafe. The beach bar offered an extremely limited selection consisting mainly of water, soft drinks, beer and a couple of overly sweet frozen cocktails.

Hygiene and maintenance throughout the hotel were poor. The pool toilets were virtually unusable due to the smell. The ground-floor toilets suffered from a continuous water leak, with a bucket permanently positioned underneath it for the entire duration of our stay.

Food quality was among the worst aspects of the holiday. The restaurant reminded me of a school canteen. With the exception of making a decent Greek salad, most dishes were bland, uninspiring and clearly prepared as cheaply as possible. The low point was the snack bar's chicken souvlaki. The meat was grey in colour, burnt on one side and still raw in the middle. We chose not to eat it for obvious reasons.

The maintenance issues continued elsewhere. Balcony furniture and glass panels were covered in bird droppings, and there was even a hornets' nest nearby. Restaurant furniture was heavily worn and looked as though it had been repaired repeatedly over many years.

The rooftop bar was perhaps the biggest disappointment. Despite being advertised as a feature venue, it wasn't included within the Ultra All-Inclusive package. Even if it had been, I wouldn't have chosen to stay. The furniture was tired and grubby, broken pieces were scattered around, and many cushions were stained.

The gym was another example of neglect. Three of the four treadmills were out of order, the cross trainer wasn't working, and the dumbbells were covered in rust. What was particularly frustrating was discovering that previous reviewers had reported exactly the same issues months earlier, suggesting little effort has been made to address them.

Looking through other reviews, it seems the spa is the main reason this hotel continues to achieve relatively respectable ratings. Unfortunately, the rest of the resort falls well short of what should be expected from a 5-star property.

There are far better hotels in Kos offering superior accommodation, food, service and facilities for less money. This hotel needs significant investment, improved management and a complete rethink of what "5-star" hospitality means.
