Situated on a long stretch of beach ideal for sunbathing and swimming, this comfortable hotel built in traditional Mexican architecture offers amazing views of the Caribbean Sea and Nichupte Lagoon. There are public transportation links only 50 m from the hotel. In the vicinity, there is a plethora of shops, restaurants, bars, pubs, cafés and a bustling nightlife. The airport is 15 km away, Playa del Carmen is 65 km away, whilst the Riviera Maya is 95 km from the hotel. We are advised by the ABC Medical Center in the prevention, hygiene, and disinfection protocols of our facilities.

The most relaxing escape
One of the best spa experiences I ever had ! I’m not one to fall asleep but this one knocked me right out ! The Miiluma massage is the best one! Highly recommended and the Reflexology was everything and more ! I would do this 3 times a week if I could !
Had a Great Time
I went with coworkers and families to celebrate our 10th anniversary. It was also my husband’s birthday. We arrived on Thursday and had a great stay until we left on Monday. The hotel grounds are lovely. Everything went great at check in. The food was very good, we enjoyed everywhere we ate. I don’t drink, but they made sure I always had plenty of Coke Light in our fridge, and beers for Sweetie. The nice man with the beverage cart stopped by every morning after we called down for more the first morning. The service was fantastic. The staff here really make your stay seem special. Look at the special message they left in colored rice on the dresser. There are so many restaurants here, you need to stay a week. We also all went to a really fun Michael Jackson tribute show. The only problem that the resort has no control over is the seaweed on the beach. There is always a two foot wall of dead seaweed all along the beach unfortunately. The ocean is warming creating more seaweed, it’s going to wash up somewhere. So if you’re going for a pristine beach, this isn’t the coast for you. Given that, we had a wonderful time. Our group had everything from 4 year olds to 64 year olds (me) and we all had a wonderful time. I loved it when the 4 year old asked me if I had watched the sunset the night before. I’d go back anytime.

An Exceptional Family Stay at Fiesta Americana Condesa Cancun
My family and I spent six days at Fiesta Americana Condesa Cancun, and the experience was exceptional from the moment we arrived. The staff greeted us warmly, and the refreshments offered at check‑in were a thoughtful touch after a long day of travel.
I want to highlight Andrea, our concierge, because she truly made our stay unforgettable. I travel frequently around the world, and it’s rare to encounter someone who stands out the way she did. Andrea helped us resolve a few airport‑related mishaps, arranged several accommodations for our family, and checked in on us multiple times to ensure everything was going smoothly. On the third day, she even sought us out just to make sure we were comfortable and didn’t need anything. Fiesta Americana Condesa Cancun has a remarkable employee in her, and she deserves to be recognized.
The resort itself is beautiful. The all‑inclusive experience was more than generous — with a family of six, we ate and drank far more than expected and enjoyed every moment. The pool was a favorite spot for all of us, and we even took professional photos during our stay. The gym is a bit small, in my opinion, but everything else about the property was fabulous.
One of the most memorable moments happened on our last night, when we watched large sea turtles laying eggs on the beach. It was a magical experience for our kids and something we’ll never forget.
We will absolutely return. Fiesta Americana Condesa Cancun delivered a wonderful stay, and thanks to Andrea and the rest of the staff, it felt like home away from home.

Family was Vacation was Great!
Our stay was wonderful! The atmosphere was peaceful and relaxing, with no noise, making it easy to unwind.
The rooms were spacious, and everything—including the restaurants, pools, and beach—was conveniently located just a short walk from our room.
Every staff member we encountered was kind, friendly, and welcoming. A special thank you to Jonathan Bonilla, who went above and beyond by guiding us through every step of the process, starting days before our arrival in Cancun and continuing throughout our stay at the hotel. His exceptional service made our experience even more enjoyable.
Our room was cleaned thoroughly every day, and housekeeping did an great job keeping everything fresh and tidy.
The location was also ideal—only about 18 minutes from the airport, making travel to and from the resort quick and convenient.
Overall, we had an excellent experience and would gladly stay here again!
Go somewhere else
Go somewhere else!!!! The main buffet did not have many good lunch and dinner options, so we had to dine out daily. The snack/dessert section was awful...no cookies, what they do serve is tiny portions and the don't give out ice cream until a certain time of the day...I've never seen this at any other all inclusive in Mexico. Also, pls double check ur bank account once u check in!!!!!! They took an EXTRA $1,567.17 from my card information after I checked in, so they are saving ur card information. I double checked once I got in my room, went downstairs to confront them about it, they tried playing dumb, claiming they didn't know what happened, saying maybe it was a glitch 🤔😑😒.....a glitch with a higher amount than my room stay charge?? Yea right. They then said they could not cancel out the extra charge, told me I could dispute it with my bank and that when they received the chargeback, they'd "gladly" accept it. My bank sent it and they have not accepted it. The hotel keeps hanging up when I call about it, no one calls me back and when u email they say oh, we're working on returning the money.....it's going on a month....stop playing with my money. Save urself the headache and go somewhere else that will not try to steal from you. Oh, be prepared for the daily timeshare hassle 🙄
